Lombardi Properties- A Neighborhood Developer
Lombardi Properties intends to buck the trend that is being set by most developers in Miami. Where most developers are project-centric in their approach to developing, Lombardi Properties will look to carry out a neighborhood themed approach. We have a stake in the revitalization of the Wynwood neighborhood and we’ve put together a portfolio of 23 buildings on 7 development sites to carry forth our mission.
Lombardi Properties has already planted its flag on two projects. The first was The Terminal Fabric Building on NW 25th St, where the old textile building was converted to eight 2,000 square foot live work rental lofts with a 12,000 square foot commercial space on the first floor. The finished units were delivered rough with an industrial aesthetic, allowing the tenant base to add their own flare to the spaces. Inspired by this project Wynwood Lofts was born. Fashioned after an old style Mediterranean warehouse, Wynwood Lofts consists of 36 open space lofts, ranging in size from 900 to 1,500 square feet. Currently underway, Wynwood Lofts is expected to be the first major residential development completed in Wynwood.
In addition to our residential efforts, we have renovated and repositioned several industrial warehouse buildings that can now accommodate more creative uses. Where at one time our tenants were all manufacturers our tenants now include commercial photographers, a wholesale coffee roaster, a skateboard park, artist studios, art galleries, wine distribution companies, and a full music production studio. This repositioning shows not only our vision for Wynwood, but more importantly the willingness of business owners to move from more traditional retail spaces into our redesigned more creative and raw warehouse space.
Lombardi Properties envisions moving forward in the area with the idea of providing affordable industrial aesthetic live/work space by modeling different era industrial architecture. We hope to provide Miami with examples of great urban neighborhoods from other cities that have experienced theamazing renaissance that is ahead for Miami.
