Great City of Miami Incentives:
The city of Miami, for example, gives the developer special access to its workers. A message on the city’s internal computer network offers a closing credit worth three years’ of maintenance fees — an estimated $10,000 value
The developer is targeting local end users who might not normally qualify to buy a home in a market where the median household income of $46,350 limits access to condos priced at $250,900. Options at this price are limited and usually require a long commute to work centers such as downtown Miami.
Employer programs
A report last year by the Beacon Council, Miami-Dade’s economic development agency, concluded the average South Florida resident cannot afford to buy a home.
In Broward County, for example, the study using 2004 data concluded that a buyer would need to earn $119,146 to afford the average home worth $297,864. But the average household income in the county was only $69,001. Prices have escalated since then, but wages aren’t keeping up.
A firefighter earning $63,128 could afford a home costing $157,820, the study found. Firefighters were the highest paid among the essential workers considered by the study. For firefighters in a dual-income household, the Beacon Council estimated the family could afford a home costing up to $254,715.
Some employers are also setting up programs to help middle-income employees to buy residences.
The city of Miami gives employees up to $25,000 for a down payment. Employees can earn no more than $64,900, and the unit price can’t be more than $300,000.
Baptist Hospital’s Pineapple Perks Program allows nurses buying their first home to apply for a $10,000 grant.
